ICF Installation at Sonne Ledge

This photo shows a small wall panel, which has been modified in situ for a window opening. Note the web which holds the two insulated panels together. The web is hinged on each side so that the panels can be brought together and shipped flat.


















This corner panel shows the webs hinged flat to bring the two panels together. Corner pieces arrive at the job site flat and are then easily rotated to 90 degrees on-site.













The web also holds up the rebar. Black plastic strips embedded in the foam allow for easy direct attachment of finish materials, eliminating the need for wood strapping.












The ICFs are easily set in place on the poured concrete footing. For a foundation of this size, an experienced ICF contractor could complete this set up in one day.









Next comes the bracing, which doubles as staging in order to support the ICFs during the concrete pour.

Foundation complete with first floor framing underway. One option with ICFs is to set a joist hanger through the foam that becomes integral with the concrete structure. The I-Joists shown below are set using this type of hanger, with a temporary ledger board to keep them in place until securely fastened.
