Building Envelope

The Sonne Ledge design includes many features to provide an energy and material efficient building envelope:

Efficient Framing

  • Stud wall panels, constructed in an enclosed shop then raised on site, allowed for speed of construction and efficient material usage













  • Stud spacing was not altered for window/door openings so 2nd floor studs can align with lower floor studs, eliminating double top plate wherever possible

  • Headers designed specifically for each opening, to minimize size where possible (not one size fits all)














  • 2-stud corners with drywall clips to minimize material usage and maximize insulation in corners

Thermal Envelope

  • Continuous thermal envelope:






















  • Insulated Concrete Forms (ICF) foundation and basement

  • In non-ICF areas, blueboard insulation brought up to sill plate on all exterior foundation walls





















  • Rigid insulation sandwiched between header boards

  • Advantech ZIP system for exterior sheathing; the built-in, water-resistive barrier and tape-sealed joints provide a weather-tight house at the sheathing stage http://huberwood.com/























  • Two-part insulation system for highly effective thermal envelope:
    • Dense pack cellulose (recycled newspaper) insulation (12” in roof and 4” in walls)














    • Blue board insulation over wall and roof sheathing as continuous thermal break around building frame (see curved roof insulation photo below)
